Property Maintenance, Vendor Coordination & Capital Improvements
We will manage all property maintenance and vendor services to ensure timely, high-quality, and cost-efficient operations. This includes routine oversight of maintenance vendors, soliciting and evaluating bids, negotiating contracts, and verifying proper licensing and insurance.
We will conduct monthly property inspections and oversee any required capital improvements.
Tenant Relations, Lease Administrations & Renewals
We will serve as the primary point of contact for tenants, handling communication, maintenance requests, and feedback to support strong relationships and long-term retention.
We will administer all leases, ensuring compliance with lease terms, overseeing rent collection, monitoring tenant obligations, and coordinating renewals when applicable.
Accounting, Budgeting, & Financial Reporting
We will provide complete in-house accounting, including quarterly income and expense recording, actual-versus-budget comparisons, annual budget reviews, cash-flow projections, rent rolls, balance sheets, and aging reports.
Customization of Services
We recognize that each property and ownership group has unique operational needs, priorities, and long-term goals. Accordingly, all management services described herein can be tailored to meet the specific requirements of the property or ownership. This may include adjusting inspection frequency, modifying reporting formats, customizing tenant communication protocols, refining budgeting processes, or expanding or reducing the scope of maintenance and vendor oversight.
